The Maui Space Surveillance Site (MSSS) includes the Air Force Maui Optical Station (AMOS) is an asset of the US Air Force Materiel Command's Phillips Laboratory. the Maui Optical Tracking and Identification Facility (MOTIF), and a Ground-based Electro-Optical Deep Space Surveillance (GEODSS) site operated by US Air Force Space Command.

Located at the summit of Haleakala, on the island of Maui, in the state of Hawaii, the facility is at an elevation of 3000 meters, and a latitude of 20.7 degrees north. This site is characterized by a relatively stable climate of clear, dry air, with low levels of particulants and minimal light pollution. The site is the only one of its kind in the world, combining operational satellite tracking facilities (MOTIF and GEODSS) with a research and development facility (AMOS).

The MSSS operates primarily at night, but performs many of its SOI missions 24 hours a day.

This performance based project is a fast-track requirement to design and build an on-site mirror coating facility (approx. 9,000 SF) required to support the Advanced Electro-Optional System (AEOS) telescope. The MCF provides accommodations for the transporting, staging, removal and coating, and recoating of 3 – 5 meter diameter telescope mirrors. Also included are spaces for science and technology laboratory areas. Construction is at a remote site at a high elevation of 10,000 feet. Project also includes site work including sit planning, clearing, grading, erosion control, site drainage, utility systems, pavements, pedestrian and vehicular circulation systems and physical security measures. Connection to the adjacent existing AEOS fire protection system, sewer and water system, security system and electrical system is included. Extreme precaution must be taken to protect the endangered flora species and respect Native Hawaiian culture and the limits of the leased land.

As designed and constructed, the facility consists of a pre-engineered steel framed metal clad building atop a reinforced concrete foundation, designed to withstand 150 mph wind loads. Facility provides a double height space for mirror coating operations, and a 2-story portion having loft space for science and technology rooms on the 2nd floor that connects to the existing adjacent AEOS building. Wall finish is exterior insulated steel panel with interior lined panels. Roof is standing seam metal with lined interior insulated surface. Site work included demolition of the existing concrete parking lot where the new building is to be located, grading, erosion control, drainage, water and sanitary sewer utility systems. Other features included interior & exterior electrical, heating and ventilation, fire detection and wet pipe fire sprinkler suppression systems, crane runway beams and other provisions for future 20 ton overhead bridge crane, large roll-up doors, pavements, pedestrian and vehicular circulation systems and physical security measures. Work included seismic protection, thermal insulation for mechanical systems, distribution ventilation and exhaust systems, and extensive testing and balancing of all installed systems. Connection to the adjacent existing AEOS building fire protection system, water system, security system and electrical system also is included. Provided effective fire protection work to include all construction materials and installation necessary to install complete fire alarm systems, automatic fire sprinkler systems, fire rated partitions, fire rated doors & hardware, fire rated windows & hardware, firestopping, fire rated construction, exit signs, automatic fan shutdown and all means of egress.
